Write the rate formula
Record index, margin, floor, cap and change frequency from the agreement.
Write the index, margin, floor, cap and change frequency from the agreement. Track the index source separately so a payment change can be reconciled instead of treated as unexplained.
Stress-test rate and phase changes
| Situation | What to do next |
|---|---|
| Index rises | Calculate the allowed variable payment. |
| Draw period ends | Amortize the expected balance under repayment terms. |
| Line is emergency backup | Keep another source of liquid reserves. |
Separate two payment shocks
Calculate a higher-rate draw payment and the later repayment-period payment on the expected balance.
Model two shocks: a higher rate during the draw period and principal repayment after the draw ends. Either can raise payment, and both can occur together on the expected balance.
Work a two-phase payment example
Assume a $50,000 balance, an 8.50% rate and an interest-only draw payment. The monthly interest is about $354. If that same balance later amortizes over 15 years at 8.50%, the principal-and-interest payment is about $492. At 10.50%, those examples rise to about $438 and $553. These calculations hold the balance and rate constant and exclude fees; use the agreement's actual formula for a real line.
Use an illustrative balance only to understand the formula, then replace it with the projected balance and contract terms. Include annual fees or minimum-draw rules where they apply.
Watch access conditions
The agreement can allow restrictions on future draws in specified circumstances, so unused capacity is not identical to cash.
Do not treat unused line capacity as guaranteed emergency savings. Access can be restricted in circumstances described by the agreement, while the home remains collateral for amounts already borrowed.
Three boundaries to protect
HELOC rates commonly combine a variable index and contract margin.
Draw-period minimums may not repay principal quickly.
Payments can rise from both a higher rate and transition to repayment.

Answers to check before you act
Can a HELOC payment change monthly?
Variable-rate and balance changes can alter the payment under the agreement.
Does paying interest only reduce principal?
An interest-only minimum generally does not reduce principal unless extra principal is paid.
