Read the offer pattern
Use the relationship between rate, APR and upfront cash to identify what deserves a closer look.
| Situation | What to do next |
|---|---|
| Same rate, different APR | Inspect points and lender-controlled finance charges. |
| Lower rate, much more cash | Calculate whether monthly savings recover the upfront cost before payoff. |
| Different loan type or lock | Normalize the assumptions before comparing either percentage. |
Three differences that shape the answer
Interest rate drives the scheduled principal-and-interest payment.
APR incorporates the rate plus certain finance charges into a comparison measure.
Compare APRs only across the same loan type, term and rate-lock assumptions.
The useful distinction
A mortgage's interest rate prices the borrowed principal. APR is a broader annualized disclosure designed to make loan costs easier to compare. Discount points, origination charges and some other finance costs can lift APR above the note rate. Neither figure includes every cost of owning a home.
Use the interest rate to understand principal-and-interest payment math. Use APR as a broader disclosure of specified credit costs. Then return to the Loan Estimate because neither percentage explains taxes, insurance, maintenance or every cash item due at closing.
A concrete comparison
Suppose two lenders quote the same 30-year fixed rate. One requires points and the other does not. The monthly principal-and-interest payment may match, but the offer with points demands more cash at closing and will generally show a higher APR. The better choice depends on how long you expect to keep the loan, not just the smaller payment.
Compare offers issued close together with the same loan amount, term, loan type and lock period. If one quote uses points and another uses lender credits, the monthly payment and upfront cash are buying different cost patterns.
What APR does not settle
APR does not tell you whether a lender can close on time, whether taxes and insurance are affordable, or how a future refinance changes the result. Use the Loan Estimate's interest rate, APR, cash to close, lender credits and five-year cost together.
Choose a realistic payoff month and compare dollars through that date. A lower-rate offer that requires more cash may need years to recover its upfront cost. A likely move or refinance can change which offer is cheaper.

Which choice fits which situation
Interest rate drives the scheduled principal-and-interest payment.
Same rate, different APR: Inspect points and lender-controlled finance charges.
Use the same loan amount, loan type, term, points and lock period. If one assumption changes, APR alone cannot explain the difference.

Answers to check before you act
Can APR be lower than the mortgage rate?
Mortgage APR is usually at least as high as the note rate when finance charges apply. Unusual credits or calculation details should be checked against the disclosure.
Does APR include property tax and insurance?
No. Those ownership costs affect the monthly housing total but are generally not part of mortgage APR.
