Identify what creates the credit

Ask whether the credit is tied to accepting a higher rate, is a temporary lender concession or corrects a service issue. The source changes how it should be compared.

A lender credit usually trades lower upfront cash for different loan pricing. Ask for otherwise identical quotes with and without the credit so the rate change and cash reduction are visible.

The concept in three connected parts

Rate-linked lender credits generally trade a higher interest rate for lower upfront cost.

A credit is not free simply because it reduces cash to close.

The best comparison uses the same lender, loan and quote time with and without the credit.

Price the trade in dollars

Record the credit, payment difference and remaining balance under both options. Divide the credit by extra monthly payment only as a first screen, then test the actual holding period.

Divide the cash saved at closing by the added monthly payment for a rough crossover point. Then compare remaining balance and interest at the month the loan is likely to end.

Protect the closing reserve

A credit can be useful when preserving cash is more valuable than the later cost. Make that trade explicit instead of treating the credited offer as the cheaper loan.

Credits can fit a short holding period or a cash-constrained closing, but they are not free money. Confirm which costs the credit can cover and whether excess credit is handled under the disclosure.

Answers to check before you act

Do lender credits reduce the down payment?

They generally offset eligible closing costs under the transaction terms; confirm exactly how the credit appears in cash-to-close calculations.

Can I compare a credit from one lender with points from another?

Yes, but normalize the loan and use APR, cash to close and cost over the same time horizon.
