Measure the insurance tradeoff
| Situation | What to do next |
|---|---|
| Smaller down payment | Compare preserved cash with insurance and larger-balance costs. |
| Upfront premium financed | Add it to amount financed and total interest. |
| Future removal expected | Verify the contractual or program rule before counting savings. |
Locate every insurance charge
Review cash-to-close and the projected payment for upfront and recurring mortgage-insurance amounts. If an upfront amount is financed, it can raise the loan balance and interest paid.
Identify the loan type and the rule that creates mortgage insurance or a similar charge. Record whether the amount is paid monthly, upfront, financed or combined across methods.
Do not compare programs by rate alone
Conventional and government-backed options can apply different insurance structures and eligibility rules. Put interest, insurance, fees and down payment on one worksheet.
Compare the payment and cash needed under several down-payment choices. Adding cash can reduce insurance but may also weaken reserves, so the lowest monthly payment is not the only safe outcome.
Build a reliable cost comparison
Ask how the cost ends
Cancellation or duration rules depend on the loan and program. Get the conditions in writing rather than assuming a future appraisal or refinance will remove the charge.
Ask how and when the charge can end under the specific loan and current rules. Do not assume appreciation or a future refinance will remove it on a schedule the contract does not support.
Keep these three outcomes separate
Mortgage insurance protects the lender rather than replacing homeowner protection.
The cost may appear upfront, monthly or in both places depending on the program.
Compare the full payment and rules for how long the charge continues.

Answers to check before you act
Does mortgage insurance protect me if I cannot pay?
Mortgage insurance generally protects the lender against borrower default; it is different from homeowner or disability coverage.
Is mortgage insurance included in APR?
Treatment depends on the charge and disclosure rules. Use the Loan Estimate and full projected payment rather than assuming every cost is captured identically.
