Know what has and has not been checked
| Situation | What to do next |
|---|---|
| No documents reviewed | Treat the result as an early estimate only. |
| Income and assets verified | Ask which underwriting and property conditions remain. |
| Property selected | Request and compare the formal loan disclosure. |
Three differences that shape the answer
Labels vary, so ask what information and documents were reviewed.
Neither step guarantees final approval, a property appraisal or a particular rate.
A shopping letter should not replace a full Loan Estimate once you apply.
Look behind the label
One lender may call an unverified estimate a prequalification while another uses different language. Ask whether income, assets and credit were documented and whether an underwriter reviewed the file.
Ask what information the lender reviewed and whether income, assets and credit were verified. Marketing labels vary, so the process behind the letter matters more than the label printed on it.
Separate borrower and property review
Early review may say little about appraisal, title, insurance, condominium status or property condition. Those items can still change eligibility, timing and cost.
A letter is not a commitment to lend or a promise about rate. Property review, updated documents, underwriting and market pricing can still change the result before closing.
Move from letter to disclosure
Use the letter to set a cautious shopping range. When you have a property and submit an application, compare the Loan Estimate rather than relying on the earlier rate or payment illustration.
Use a realistic purchase amount rather than the largest number shown. Build taxes, insurance, association dues, maintenance and cash reserves into the household limit before making an offer.

Base the home budget on a payment you can sustain, not the largest amount shown in a letter.

Answers to check before you act
Does preapproval lock a mortgage rate?
Not automatically. Rate-lock status and expiration should be confirmed separately in the loan process.
Is preapproval a promise to lend?
No. Final approval can depend on updated borrower information, the property and satisfaction of underwriting conditions.
